Before Applying:

Properties will not be shown until an application has been approved.
By asking for applications upfront, we confirm that prospective tenants meet minimum qualifications, which helps filter out casual inquiries and ensures that only serious and qualified applicants view the property.

We do not require separate applications per Byers & Harvey rental! Your application qualifies you to rent any Byers & Harvey property within your approved rent range, so there’s no need to submit a new application for each property.
The Application:

We have a $50 NONREFUNDABLE application fee per adult. Each applicant 18 years of age or older is required to submit an application. Applications are not complete and cannot be reviewed until every adult in the household completes an application.
To complete our rental application, it is required to provide recent residential history and contact details for your rental references. You will be asked to provide valid identification and proof of monthly income. -
For identification: State ID, Driver’s License, Passport (no military IDs).
For income verification: A month’s worth of taxable income,
4 paystubs for weekly pay OR 2 paystubs for bi-weekly/bi-monthly pay,
3 months of bank statements,
Previous year’s tax documents (1099, W2, etc.).

Our applications are good for ninety days.
Submitting an Application:

Please allow 48-72 business hours for a response while we review and verify your application. You will receive an email from a company called Resolve with your results.
If you apply on a weekend or after 5pm during the week, this review period will not start until the next business day.

Please note that the application fee is non-refundable as it covers the cost of processing your credit and background checks. Unfortunately, in the case of an application denial, the fees are non-refundable as they cover the costs of these assessments.

After Approval:

Please email applications@byersandharvey.com for status updates. After emailing us the proper documents, please allow 24-48 business hours for response.

After emailing us the proper documents, please allow 24-48 business hours to receive communication from your showing agent! They will reach out to you directly to get property showings set up for a time that is most convenient for you.

Upon completing the showing, whether it be in person or virtual, please call our office at 931-647-3501 to place your deposit or sign your lease.
Every step from here is digital, so there is no need to come to the office, unless you’d like to do so!
We cannot take payment over the phone. You will pay via your tenant portal or in person. If you’d prefer to come to the office, we accept every payment method EXCEPT CASH (check, debit, credit, money order, etc.).
